Common Sense when hiring an inspector

Published on 2 March 2025 at 17:12

Selecting a home inspector, requires some common sense and due diligence. Here are some key factors to consider:

1️⃣ Qualifications & Experience

Licensed & Certified – Ensure they have proper certifications (ASHI, InterNACHI, or state licensing).
Experience with New Construction – Not all inspectors specialize in pre-drywall inspections. Ask how many they’ve done.
Background in Construction – Inspectors with a background in building, engineering, or contracting tend to be more knowledgeable.

2️⃣ Reputation & Reviews

Check Reviews & References – Look at online reviews (Google, Yelp, BBB) and ask for past client references.
Ask Your Builder or Realtor (But Verify!) – they may recommend an inspector, but choose one who works independently to avoid conflicts of interest.
Word of Mouth – Ask homeowners who have recently built a home for recommendations.

3️⃣ Inspection Thoroughness

Detailed Reports with Photos – A good inspector provides a comprehensive report, not just a checklist.
Willing to Explain Issues – They should help you understand problems, not just list them.
Checks All Major Systems – Electrical, plumbing, HVAC, framing, insulation, etc.

4️⃣ Professionalism & Communication

Responsive & Punctual – If they’re hard to reach before the job, they might not be reliable after.
Encourages You to Attend – A great inspector welcomes you on-site to explain findings.
Clear, Honest Answers – They should be upfront about what’s serious vs. minor.

5️⃣ Pricing & Value

Fair & Transparent Pricing – Avoid inspectors who are extremely cheap or reluctant to give a price upfront.
Not Rushed or Overbooked – If they rush through the inspection, they might miss key issues.

🚨 Red Flags to Avoid

❌ No credentials or reluctance to share experience
❌ Vague or overly simple reports (no photos, no explanations)
❌ Pushy upselling (trying to sell extra, unnecessary services)
