Proper, Prior, Planning, Prevents, Piss, Poor, Performance

When we book an inspection the listing agent get's this below information in an email and text to ensure the home is ready for us.

The #1 most frustrating thing about our business is the home not having utilites on when we get there. Total waste of time

Pre-Inspection Checklist

Ensure all utilities on ex: Gas, Electric & water must be turned on at the main!
The electrical panel must not be blocked in any way or painted shut to the wall
Is there a security system, dog or cat to be concerned with? Animals should be crated or removed during inspections
Is there a locked detached garage & or shed? we need access, please
Attic & Crawlspace access panels/areas should not be blocked, screwed, painted shut or blocked, or cars parked under them in the garage
If there is a gas fireplace, ask the seller to ensure the pilot is on so we can test
All blinds should be drawn up, we are not responsible for damage to the home, the buyer is
If occupied ask the seller to leave some soap out and we will run the dishwasher for them
Sewer Scope may be completed, and the cleanout area must have a 3x3 accessible area
Mold Testing if complete the home must have all windows closed prior to the inspection
