All homes have problems and most of them have the same issues

During a home inspection, certain issues tend to show up more frequently than others. Here are some of the most common problems inspectors typically encounter:

### 1. **Roofing Issues**
- **Leaks, missing shingles, or damaged flashing.**
- Poor drainage or improper installation.
- Worn-out roofing materials, especially on older homes.

### 2. **Electrical Problems**
- **Outdated or unsafe wiring** (like aluminum wiring in older homes).
- Improperly grounded outlets or non-functioning GFCI outlets.
- Overloaded circuits or electrical panel issues.

### 3. **Plumbing Issues**
- **Leaks in pipes** (under sinks, in basements, etc.).
- **Water pressure problems** or drainage issues.
- Old or corroded pipes (common in older homes with galvanized steel plumbing).

### 4. **Foundation or Structural Issues**
- **Cracks in walls, floors, or foundation.**
- Uneven floors or signs of settlement.
- Poor grading or drainage issues around the foundation.

### 5. **HVAC System Defects**
- **Aging or malfunctioning heating and cooling systems.**
- Inadequate ventilation or ductwork problems.
- Dirty or clogged filters and poor maintenance.

### 6. **Water Damage**
- **Signs of previous water intrusion**, often around windows, ceilings, or basements.
- Mold or mildew growth, particularly in damp areas.
- Poor grading that leads to standing water near the foundation.

### 7. **Windows and Doors**
- **Improperly sealing or damaged windows**, leading to drafts or energy inefficiency.
- Difficulty opening or closing windows or doors, indicating alignment or structural problems.

### 8. **Insulation and Ventilation Issues**
- **Inadequate insulation**, especially in attics or crawl spaces.
- Poor ventilation in attics or basements, which can lead to moisture buildup and mold.

### 9. **Pest Infestations**
- **Termite or carpenter ant damage** in wood structures.
- Rodent droppings or signs of other pests like mice or bats in attics or basements.

### 10. **Exterior Issues**
- **Cracks or peeling in siding**, stucco, or brickwork.
- Rotting wood on decks, porches, or fascia boards.
- Improper grading leading to drainage problems or water pooling.

While many of these issues are relatively minor and easy to fix, some can require costly repairs. It's important to address any major concerns discovered in the inspection to prevent them from becoming bigger problems in the future.
