Re-Inspection of the home after the original home inspection

Our schedule is not like a Realtor's where they're going to show back up to the property for a final walkthrough their fee is included in all the services our fees are separate. If we were already out at the property to inspect it and we saved you $8,000 in repairs why would you want me to come back out for free and reinspect those items?

We get this request a lot, and people need to stop and think about asking for something for free. We are left scratching our heads

Making a re-trip to a property as an inspector can literally take up a future inspection slot from someone paying a fee for services, especially busy in demand inspection companies like us.

We are losing money if there is no fee, duh. There is drive time, report writing and sometimes we're at the property just as long doing a re inspection as we were on the original inspection.

The seller should get proof from license electricians, license plumbers and other qualified contractors and provide those receipts to you before closing That's your proof that work was done correctly

If it makes you feel really comfortable we will come back out to the property for a re trip fee which is $395 a lot cheaper than an inspection but still gets you covered.

So the next time you think you want to ask someone to do their profession for free, think again.
