Why are most homes in poor condition?

Homes can fall into poor condition for a variety of reasons, often due to a combination of factors:1

  • Age and Wear: Older homes naturally experience more wear and tear over time. In Ohio we have 67% of homes that are built prior to 1980 (only 3 others states have that many old homes).2 Materials degrade, systems become outdated, and weather takes its toll. Regular maintenance is essential, but sometimes even that isn't enough to prevent eventual deterioration.
  • Lack of Maintenance: Neglecting necessary repairs and upkeep can accelerate a home's decline. Small problems left unaddressed can snowball into larger, more expensive issues. This can be due to financial constraints, lack of time or skills, or simply not prioritizing home maintenance.
  • Financial Hardship: Homeowners facing financial difficulties may struggle to afford necessary repairs or renovations.4 Economic downturns, job loss, or unexpected expenses can all contribute to this.
  • Natural Disasters: Events like floods, hurricanes, earthquakes, and wildfires can cause significant damage to homes, leaving them in poor condition.5 Rebuilding or repairing after such disasters can be a long and costly process.6
  • Substandard Construction: Sometimes, homes are built with poor quality materials or faulty workmanship.7 This can lead to problems down the line, even if the house is relatively new.
  • Changes in Ownership: Homes that change hands frequently may suffer from neglect during transitions or if new owners aren't aware of existing issues. Issues on previous home inspections most of the time do not get fixed
  • Rental Properties: Landlords may not always have the resources or incentive to keep rental properties in top condition, especially in areas with low-income tenants. Renters most of the time do not have "ownership attitude" so they do not care about the condition of the property, not all but most
  • Urban Decay: In some urban areas, economic decline and social issues can contribute to widespread housing deterioration.8 Abandoned buildings and neglected properties create a cycle of decay.9

It's important to remember that not all homes in poor condition are a result of neglect but most homes do fall under the poorly taking care of standard about 85% of homes we inspect are in poor condition. Sometimes, circumstances beyond a homeowner's control can lead to a decline in a property's condition.
