  • The seller should provide the name, number & proof of the company that last cleaned it out or inspected it, call that company to gain more info/recent repairs etc
  • Call the Board of Health for the county the home is in and speak to a septic inspector to get the records of the last inspection (the county should inspect them every 3 years or less) ask them to review before your purchase
  • Have the septic system inspected by a separate company that specializes in septic inspections/clean-out of septic systems

 

A septic tank is an underground wastewater treatment system commonly used in rural or suburban areas without access to a centralized sewage system. It is designed to treat and dispose of household wastewater by separating solids from liquids and allowing for partial decomposition of organic matter.

Here's how it works:

1. **Wastewater Collection**: Water from toilets, sinks, showers, and other drains in the house flows into the septic tank through a main drainage pipe.

2. **Separation of Solids and Liquids**: Inside the tank, heavier solids settle at the bottom, forming a layer of sludge. Lighter materials like oils and grease float to the top, forming a scum layer. The relatively clear liquid in between, called effluent, flows out of the tank into the drain field.

3. **Partial Decomposition**: Anaerobic bacteria in the septic tank help break down the organic matter in the sludge, reducing its volume over time. However, not all solids are fully decomposed, so regular pumping of the tank is required to prevent overflow.

4. **Effluent Disposal**: The effluent exits the septic tank and is distributed through a series of perforated pipes into a drain field (or leach field), where it is absorbed into the soil. The soil acts as a natural filter, further cleaning the water before it reenters the groundwater system.

Septic tanks are cost-effective for areas with low population density, but they need to be properly maintained to avoid contamination of the environment. Regular inspections, pumping, and monitoring are essential to keep them functioning well.
