Pre-Inspection Checklist SEND TO THE SELLER SO THERE ARE NO ISSUES trips back to the home etc

1.  Ensure all utilities on ex: Gas, Electric & water must be turned on at the main!
2.  The electrical panel must not be blocked in any way or painted shut to the wall
3. Is there a security system, dog or cat to be concerned with? Animals should be crated or removed during         inspections
4.  Is there a locked detached garage  & or shed? we need access, please
5.  Attic & Crawlspace access panels/areas should not be blocked, screwed, painted shut or blocked, or cars parked under them in the garage
6.  If there is a gas fireplace ask the seller to ensure the pilot is on so we can test
7.  All blinds should be drawn up, we are not responsible for damage to the home, the buyer is
8.  If occupied ask the seller to leave some soap out and we will run the dishwasher for them
9. Sewer Scope may be completed and the cleanout area must have a 3x3 accessible area
10.  Mold Testing if complete the home must have all windows closed prior to the inspection

some great and Smart Realtors follow this list the ones who don't are just asking for trouble and creating a MESS for their seller the buyer and the inspector
