What is not typically included in a home inspection

A standard home inspection covers major systems and structural elements, but there are several things that are not typically included. Here are some common exclusions:

1. Specialized Inspections

  • Septic System & Well Water Testing – If applicable, these require separate evaluations.
  • Pest & Termite Inspections – Signs of infestation may be noted, but a full pest inspection is usually done separately.
  • Mold Testing – Inspectors may point out visible mold, but air quality or lab testing is not included.
  • Radon, Asbestos, or Lead Testing – These require specialized testing services.

2. Cosmetic & Minor Issues

  • Paint, Wallpaper, & Flooring Conditions – Inspectors focus on functional issues, not aesthetics.
  • Minor Cracks in Walls or Driveways – Hairline cracks are common and not always a structural concern.

3. Appliances & Systems Beyond a Basic Check

  • Refrigerators, Washers, Dryers, & Microwaves – Unless built-in, these are typically not tested.
  • Fireplaces & Chimneys – A basic visual check is done, but a chimney sweep is needed for a full inspection.
  • HVAC Ductwork & Efficiency – Inspectors check if heating/cooling works but don’t assess energy efficiency or deep duct conditions.

4. Swimming Pools, Hot Tubs, & Outdoor Structures

  • Pools & Spas – Requires a separate inspection for leaks, equipment, and structural integrity.
  • Fences, Sheds, & Detached Structures – These are not always included unless they’re a primary part of the home.

5. Roof & Attic Beyond Visual Inspection

  • Deep Roof Analysis – Inspectors check for missing shingles and leaks but won’t walk on steep or fragile roofs.
  • Insulation R-Value Assessment – They check for insulation but don’t measure its effectiveness.

6. Underground or Inaccessible Areas

  • Underground Pipes & Septic Tanks – Not visible and require specialized inspections.
  • Inside Walls & Electrical Wiring – Unless an issue is visible, inspectors don’t open walls.
  • Inside Chimneys & Flues – Requires a chimney inspection with a camera scope.

7. Code Compliance & Permits

  • Building Code Violations – Inspectors focus on safety and functionality, not whether past work meets current codes.
  • Permits & Zoning Compliance – Homeowners must verify if work was done with proper permits.
