General Preparation

  1. Clean and Declutter – A tidy home gives a good impression and allows easy access to all necessary areas.
  2. Provide Full Access – Ensure the inspector can easily access the attic, basement, electrical panel, water heater, HVAC system, and all rooms.
  3. Unlock Areas – Leave doors unlocked or provide keys for areas like the garage, electrical panel, and outdoor sheds.

Exterior

  1. Check the Roof & Gutters – Clear debris from the roof and gutters, and replace missing or damaged shingles.
  2. Look for Water Damage – Check for signs of leaks or moisture near the foundation and repair any drainage issues.
  3. Inspect Siding & Paint – Repair peeling paint, damaged siding, or cracked caulking around doors and windows.
  4. Maintain the Yard – Trim overgrown trees and bushes, and clear walkways.

Plumbing

  1. Fix Leaks – Repair dripping faucets, running toilets, and visible pipe leaks.
  2. Ensure Proper Drainage – Make sure sinks, tubs, and showers drain properly without slow drainage or backups.
  3. Check Water Heater – Ensure it’s properly working and up to code.

Electrical System

  1. Test Outlets & Switches – Replace any faulty or non-working outlets or switches.
  2. Label the Electrical Panel – Clearly mark breakers for easy identification.
  3. Ensure GFCI Outlets Work – Check that GFCI outlets (near water sources) function correctly.

HVAC System
