Why sellers should leave the home during an inspection

Published on 15 January 2025 at 07:16

Home sellers are often encouraged to leave the home during a buyer’s home inspection for several important reasons:

1. Allows the Buyer to Feel Comfortable

  • Buyers often want to speak freely with their inspector about potential issues, ask questions, and discuss concerns. Having the seller present can make this uncomfortable, as buyers may feel hesitant to voice their opinions or ask critical questions in front of the seller.

2. Reduces Tension

  • The presence of the seller can unintentionally create tension. Even if the interaction is polite, the buyers and their inspector may feel pressured to downplay issues or avoid fully exploring concerns.

3. Encourages Transparency

  • The inspection process is meant to uncover and report on the condition of the home without interference. Sellers being present might lead to them attempting to explain or justify issues, which could be perceived as defensive or unhelpful.

4. Minimizes Distractions

  • The inspector and buyers need to focus on the property and any potential issues. Sellers being present could cause distractions, whether through conversation or their presence in areas that need to be inspected.

5. Avoids Unintended Disclosures

  • Sellers might inadvertently say something that reveals more than they intended, such as discussing past repairs or problems. This can complicate negotiations or raise new concerns for the buyer.

6. Professional Courtesy

  • Leaving the home shows respect for the buyer’s right to conduct due diligence in private. It signals cooperation and goodwill, which can contribute to smoother negotiations.

7. Promotes Objectivity

  • Inspectors work to provide an unbiased assessment. The seller’s presence could create pressure, even unintentionally, that might influence the inspector’s demeanor or findings.

While it’s understandable for sellers to be curious about what’s being discussed during the inspection, stepping away allows the process to proceed smoothly and maintains a positive dynamic between the parties involved.
